Over the years, it has been our experience that outside plan sets, even fully engineered plans, require a complete and thorough plan check, often resulting in substantial revisions before they can be permitted or built. Without these corrections it can lead to delays, unexpected engineering fees, and costly frustration during construction.

What Every Project Requires

Whether you choose an outside designer or use our in‑house team, in addition to a regular set of plans, every project requires:

A site plan specific to your property
Structural engineering
WA State energy code compliance calculations, forms, and related notation and design implemented into the plan set.
Stormwater plans if over 2000 sq ft of impervious coverage

These items are included when you work with us, and total cost is shown on our estimates.

Our design services also include full handling of the permitting process. If you bring in outside plans, an additional fee will be required for permit management.
