Over the years, it has been our experience that outside plan sets, even fully engineered plans, require a complete and thorough plan check, often resulting in substantial revisions before they can be permitted or built. Without these corrections it can lead to delays, unexpected engineering fees, and costly frustration during construction. ​

By choosing our in‑house design services:

  • You avoid extra fees for fixing incomplete or incompatible outside plans.

  • Your drawings are created with real‑world construction in mind, reflecting decades of combined experience.

  • Your plans are accurate, buildable, and permit‑ready from day one.

What Every Project Requires

Whether you choose an outside designer or use our in‑house team, in addition to a regular set of plans, every project requires:

  • A site plan specific to your property

  • Structural engineering

  • WA State energy code compliance calculations, forms, and related notation and design implemented into the plan set.

  • Stormwater plans if over 2000 sq ft of impervious coverage

 

These items are included when you work with us, and total cost is shown on our estimates.

​Our design services also include full handling of the permitting process. If you bring in outside plans, an additional fee will be required for permit management.

Site Plan

Site-specific and permit-ready. A detailed map of your lot showing structures, setbacks, utilities, protected habitats and land hazards, topographic contours, and other zoning information.

Calculations, completed forms, and plan-specific compliance documentation.

3D Modeling

Full 3D Modeling

Great for our clients: See proportions and sightlines before you build. Also great for construction: Doing the design work in 3D reveals potential issues that wouldn't normally be considered in typical 2D drafting.

Available for PC, mobile, and VR - Walk through your design and share it with family and friends.
